Application Process

  • Scheduling and showings of rental property by our licensed REALTORS®
  • Review applications
  • Verify current and former employment, confirm income and job security
  • Check current and previous landlord references, inquire about any issues or late payments
  • Background and credit checks (Rental Research) of prospective tenants
  • Completed application given to the owner for approval

Move-In Paperwork

  • Standard lease prepared by our attorney and customized by The Terri Davis Group
  • Prepare pet agreement, lease guaranty, lead paint disclosure, and other property-specific additions as needed
  • Collect security deposit (one month’s rent)
  • Prepare paperwork required by the state of Ohio

Move-In Procedure

  • Complete inventory checklist (if applicable)
  • Collect a copy of tenant’s rental insurance binder (if applicable)
  • Give tenant keys to the property
  • Collect first month’s rent
  • If residents move in the last week of the month, they are required to pay the following month’s rent prior to moving-in with prorated rent for the remainder of the month.

Maintenance Services

The Terri Davis Group’s expert maintenance team is ready to provide owners and tenants with skilled and timely service. Using property management software, our maintenance coordinator can track routine and emergency maintenance for units and properties. Our maintenance department also manages contractor bids, selection, and contracts, and job coordination and site supervision for large projects, renovations, and routine contracted services.

Bookkeeping Services

Our bookkeeping department is committed to offering timely, accurate, and tax-conscious services. Services include processing rent, managing security deposits, and paying property expenses. We retain copies of all documentation that we receive related to the owner’s property. Further, we provide monthly and yearly financial statements for tax purposes. Owners have a portal to run reports at their leisure.
