Emergency Procedures

In the event of an after-hours emergency (Monday through Friday before 9:00 am and after 5:00 pm, and anytime Saturday and Sunday), please do not call the office. Instead, text 513-917-9291 to be connected to our emergency answering service.

Gas Leaks: If you smell gas, immediately exit the property and call Duke Energy at 800-544-6900.

Smoke/Fire: Promptly call 911 and follow instructions provided by the operator. Once you finish speaking with the operator, call our office to notify us.

Flooding: If flooding is coming from plumbing or the water heater, turn off the water at the nearest shutoff valve. If necessary, shut off the water using the main water shutoff valve.

Sewage Backups: Contact us immediately, take steps to protect your belongings, and discontinue use of any appliance which uses water (dishwasher, clothes washer, shower, sink, toilet, etc.).

No Heat (During Winter Months Only): If you have electric heat, check the breaker panel to determine if it has been tripped. If so, reset the breaker to restore heat. If you have gas heat, call us and we’ll do everything possible to restore heat in a timely fashion.

Storm/Wind Damage: If electrical wires are down or pulled away from the property, stay away from the wires, and notify Duke Energy as soon as possible. Contact us to report any damage to the property and take precautions to protect your belongings.

Burglary: Immediately call 911, and then contact us.

Locked Out Procedure

If you’re locked out of your unit during regular business hours, please contact our office to arrange for someone to let you in or come to the office to obtain a key. If locked out after business hours, call our emergency number at 513-917-9291 and we’ll meet you at the property to let you in if available, or contact a locksmith for access. There is a lockout fee if a member of our team provides access to your unit at anytime—payment is expected at the time of service. If you call a locksmith or we contact one of your behalf, you are responsible for payment.

Under no circumstances should you attempt to break into the property by tampering with a lock or breaking/removing a door or window. You will be charged for any repairs to doors, windows, or lock mechanisms caused by your attempt to gain entry.
